To be fair they do tell later in the description that an investor can just use the lot to park their mobile home.
I can see two problems with this property.

You’d have to live in Florida

It’d cost an equal amount to clear the land of used needles

It’s $58k for 1 acre (0.4ha) of suburban land with development potential.
The shack is just a demo cost.
There are also 2 wells, and, a septic system on the property, with the ability to connect to power nearby.
With no water pipes, plumbing or electricity you get a suburb with rural experience. Two years ago it was sold for $18,000 and it’s on the market since, with some negotiation you can probably cut the requested price in half

Ocklawaha looks like someone either couldn’t remember how to spell Oklahoma and gave up halfway through, or it’s the “you can copy my homework but change it slightly so we don’t get caught” spelling.
The word “ocklawaha” comes from the Seminole/Creek tribes who once settled along the river. There are at least seven possible definitions, including “muddy, crooked river” and “bad crossing.”
If the price was right, i might live there.
The word ‘remarkable’ is doing a lot of lifting there.
